Zoning Board to Review Home Construction Request at July 22 Meeting

The Montgomery Township Zoning Board is scheduled to meet on Tuesday, July 22 at 7:00 p.m. for its next regular session, where board members will review a new residential zoning application and conduct routine township business. The meeting will be held in the Montgomery Township Municipal Building.
The agenda includes one primary application: Case BA03-24, submitted by AG Home Builders, LLC. The applicant is seeking a bulk variance to construct a single-family home on an undersized lot located at 323 Belle Mead-Blawenburg Road (Route 601), Montgomery, NJ 08502. The parcel is designated as Block 4009, Lot 1 on the township tax map.
Under current zoning regulations, the lot does not meet the minimum size required for residential development, and a variance is necessary before construction can proceed. The applicant is required to submit proof of notification to neighboring property owners and publish notice in accordance with state law. The application must be acted upon before its expiration date of September 24, 2025.
In addition to the variance application, the board will hear public comments on items not listed on the agenda and is expected to approve the minutes from the June 24, 2025 meeting.
